Every GTA Online property in 2026: apartments from GTA$80,000, garages for 2 to 50 cars, the yacht, the casino penthouse and mansions from GTA$11.5 million. What each type gives you, where to buy it and what a new player should get first.
How properties work in GTA Online
You don't buy GTA Online properties on the street: they are sold on websites in the in-game internet, which you open on your phone or on a computer inside one of your properties. Apartments and garages come from Dynasty 8 Real Estate, offices and the Agency from Dynasty 8 Executive, bunkers, hangars, nightclubs and other businesses from Maze Bank Foreclosures, yachts from DockTease, mansions from Prix Luxury Real Estate, and the Kosatka submarine from Warstock Cache & Carry.
Property falls into three groups. Homes (safehouses) are where you sleep, change clothes and spawn after joining a session. Garages only hold personal vehicles. Businesses make money and unlock missions, and some of them become homes once upgraded. Making money with businesses has its own page, GTA Online businesses; this one covers homes and vehicle storage.
There is a cap: according to GTABase, you can own up to 10 apartments and garages combined. The Eclipse Blvd Garage, according to gta.wiki, does not count toward that limit.

* Apartment and standalone garage prices come from the GTABase guide; no second independent source confirms the full ranges, so the in-game amount may differ by a few thousand. All other prices match across several player databases (GTABase, GTA Boss, Sportskeeda, GameSpot). Rockstar does not publish official price lists.
Apartments: Low-End vs High-End
Apartments are the oldest type of property, in the game since 2013. The tiers differ in garage size and features:
- Low-End (80,000–121,000) is a small home with a 2-car garage.
- Medium (125,000–175,000) gets you a 6-car garage.
- High-End (from 200,000) has a 10-car garage and a heist planning room. Without one you can't launch the original 2015 heists: The Fleeca Job, Prison Break, Humane Labs Raid, Series A Funding and Pacific Standard Job.
- Stilt Houses (from 449,000) sit in the Vinewood hills with a view of the city and a 10-car garage.
- Custom Apartments (from 905,000) are High-End apartments with a choice of interior.
For a new player High-End is what matters: the cheapest one (around GTA$200,000) gives you both a garage and the heists. Payouts are covered on the GTA Online heists page.
Garages: where to keep your cars
GTA Online never has enough parking, so garages are a budget line of their own. The common options:
- Apartment garage: 2, 6 or 10 cars depending on the tier.
- Standalone Dynasty 8 garage: the same 2, 6 or 10 spaces without the home; cheaper than an apartment.
- Eclipse Blvd Garage: five floors of 10 cars, 50 in total, for GTA$2,740,000. It is sold only through the Dynasty 8 website; at one point Rockstar gave it away free to GTA+ members.
- CEO office garages: up to three, 20 cars each, 60 in total.
- Casino penthouse: a 10-car garage.
- Businesses store the big hardware: the bunker holds the Mobile Operations Center, the Facility the Avenger, the nightclub the Terrorbyte and Oppressor Mk II, and the hangar your aircraft.
Which cars deserve a garage spot first is on the GTA Online vehicles page.
Business properties you can live in
Some businesses double as a home or a garage. Prices are base prices from the GTA Boss and GTABase databases; "after upgrade" means you have to buy the bedroom or living quarters separately.

|---|---|---|---|
| MC Clubhouse | 200,000 – 495,000 | yes | garage for bikes and cars |

| Bunker | 1,165,000 – 2,375,000 | after upgrade | Mobile Operations Center |
| Hangar | 1,200,000 – 3,250,000 | after upgrade | planes and helicopters |
| Facility | 1,250,000 – 2,950,000 | after upgrade | Avenger |
| Nightclub | 1,080,000 – 1,700,000 | yes | Terrorbyte, Oppressor Mk II, club garage |

How these businesses make money and in what order to buy them is covered on the GTA Online businesses page.
Yacht, penthouse and mansion: what the expensive homes get you
The Galaxy Super Yacht arrived in December 2015 with the Executives and Other Criminals update. Its three models, Orion ($6 million), Pisces ($7 million) and Aquarius ($8 million), differ in equipment. The yacht is a floating apartment: the captain can move it to any of 12 mooring spots along the coast, and it unlocks the A Superyacht Life mission series. It barely earns anything, so guides recommend buying it once your main businesses are running.
The Master Penthouse at the Diamond Casino starts at $1.5 million for the base version; fully upgraded, according to GTABase, it comes to about $6.5 million. It includes a 10-car garage and unlocks the casino story missions.
The Mansion is the most expensive home: Tongva Estate ($11.5 million), Vinewood Residence ($12.2 million) and Richman Villa ($12.8 million) on the Prix Luxury Real Estate website. According to GTABase, a mansion has a large yard, detailed interiors and an AI assistant. The Art Studio room is a separate $4.7 million purchase, and without it you can't host The Kortz Center Heist, released on July 14, 2026.
What a new player should buy
Our advice: start with a home that unlocks a way to earn right away, and leave the luxury for later.
- High-End apartment (from GTA$200,000). A 10-car garage, a spawn point in the city and access to the original heists; The Fleeca Job can be done with two players.
- A first business you can live in. 2026 guides recommend the Agency as the first big purchase: you can live there after the upgrade, and it gives you the Dr. Dre contract and passive income. Until November 4, 2026, every Agency is 40% off, from GTA$1,206,000 instead of 2,010,000.
- Kosatka ($2.2 million) if you plan to play solo: it launches the Cayo Perico heist. After the July 2026 changes its payouts are lower than they used to be.
- Garages as needed. A standalone 10-car garage costs less than another apartment, and the Eclipse Blvd Garage makes sense once you own several dozen cars.
- Yacht, penthouse, mansion once your businesses are bringing in money. The exception is the mansion, if the Kortz Center heist is specifically what you want.
Before buying, check the weekly update: properties regularly go 30–50% off. Other legitimate ways to earn are in the how to make money in GTA Online guide.
